Since 2010, New Jersey's population has grown by more than half a million people — yet the state has built only a fraction of the homes needed to keep pace. The result is a structural shortage, intensified by baby boomers aggressively seeking active-adult living communities.

Navigating the municipal approval process is complex, expensive, and fraught with risk. Landowners lack the capital and expertise to entitle their own land, while national builders refuse to take on entitlement risk, preferring to pay massive premiums for shovel-ready sites.

Now the rules are changing. With COAH abolished, New Jersey is forcing all 564 municipalities to zone for their share of affordable housing — turning entitlement expertise into the state's scarcest advantage.

As Managing Broker of KW Commercial in Ridgefield Park, his specialty has always been multi-family, industrial, and complex land entitlements.

Having represented clients for years, guiding them through the lucrative but challenging entitlement process, Bruce and Jason realized the real opportunity wasn't in brokering the deal — it was in becoming the owners and operators of the transaction.
